3. Set the price fairly.

You can over-price the home to drive off non-serious buyers. However, both of these strategies require you to take your time negotiating various offers. You're best off just pricing the home fairly. You will have to do less negotiating this way, which will speed up the sale.

4. Get the home inspected.

Typically, the buyer would pay to have the home inspected before purchasing it. But if you're in a hurry to sell, you can speed things along by having the home inspected yourself. Make a copy of the report handy to anyone who wants to make an offer. This way, when you find an interested buyer, you won't have to wait a week while they schedule a home inspection.
